PAPILLION, Neb., June 30, 2026 – ARCO National Construction recently broke ground on a new cold storage distribution facility in Papillion, Neb., in partnership with Scooter’s Coffee and Scannell Properties. The new facility marks an important milestone in supporting Scooter’s Coffee’s continued growth and strengthening its ability to serve stores throughout the surrounding regions.

The 154,400-square-foot cold storage distribution center will include 93,520 square feet of warehouse space and 8,000 square feet of office space. Designed to support temperature-controlled storage and distribution, the facility will feature a 43,200-square-foot freezer reaching -10°F, a 9,720-square-foot 36°F cold dock and refrigeration system, 20 loading dock positions, one drive-in ramp, 20 battery chargers, and 3,000 amps of electrical service.

This facility will be the third such distribution center for Scooter’s Coffee in the greater Omaha area and the second largest in its Supply Chain network. The facility is designed for long-term performance, efficiency, and scalability. The centralized distribution model will help improve operational efficiency by reducing transportation time, streamlining inventory management, and supporting consistent cold-chain logistics from this strategically located hub in the U.S.

This project builds on ARCO’s strong relationship with Scooter’s Coffee, developed over the past several years through successful project partnerships. With both ARCO and Scooter’s Coffee maintaining offices in their hometown of Omaha, the project also reflects a shared local connection and commitment to supporting continued growth in the region. ARCO’s partnership with Scannell Properties further strengthens the project team, reflecting a long-term relationship spanning more than 15 years.
